Bangkok's residential market is adding two hotel-branded developments from Rosewood and Upper House. Both are scheduled for completion around 2030, but differ in location, scale and approach to residential hospitality.

Bangkok's branded residential market is gaining two international hospitality names. Rosewood Residences Bangkok, announced in October 2026, marks Rosewood's first residential development in Southeast Asia. Meanwhile, Swire Properties is developing two Upper House-branded residential towers on Wireless Road.

Rosewood Residences Bangkok: A New Address on Rama IV Road

The 39-storey Rosewood Residences Bangkok will comprise 85 private residences at 7 Rama IV Road, in Bang Rak, close to Lumphini Park. The project is being developed jointly by SC Asset and Tokyo Tatemono Thailand, with completion scheduled for 2030.

The development is identified by its developers as the first Rosewood residential project in Southeast Asia. Detailed information about its interior designers, architectural team and residential services has yet to be established in the published project announcement.

Upper House Residences Bangkok: Two Distinct Residential Concepts

The Upper House development comprises two separate freehold towers. Upper House Residences Bangkok will have 156 homes across 52 floors, with a focus on privacy and wellness. Its facilities include vitality pools, spa and steam rooms, fitness studios and private lift lobbies.

The Wireless Residences by Upper House is a larger, 71-storey development containing 239 residences, with layouts designed around family and multigenerational living. Its shared facilities include gardens, swimming pools, family spaces and fitness areas.

Both buildings are designed by Foster + Partners. Residential interiors are credited to BAR Studio at Upper House Residences and PIA Interior at The Wireless Residences. Swire Hotels will oversee residential management, concierge support and hospitality services. Completion is scheduled for 2030 and 2031 respectively.

According to Swire Properties, the two developments recorded combined sales of THB 10 billion, with nearly 100 residences sold during private previews beginning in May 2026. These are developer-reported figures.

Together, the projects add two distinct interpretations of branded residences Bangkok: a Rosewood-led residential concept on Rama IV Road and a two-tower Upper House development on Wireless Road.
