St John’s Wood Square London is among the largest new residential schemes currently planned for prime central London. The 5.5-acre development occupies the former St John’s Wood Barracks site in NW8, close to Regent’s Park, and will deliver 179 homes across apartments and townhouses.
The project is being developed by St John’s Wood Square Development Limited. The masterplan architect is Squire & Partners, while Wilkinson Eyre is responsible for the restoration and adaptation of the Grade II-listed Riding School, a historic building that will become the centre of the residents’ facilities.
Construction is underway, with completion expected from 2028. The development forms part of a new cycle of London super-prime residential projects identified in Knight Frank’s 2026 Residence Report.
Why Large London Homes Are Becoming Rarer

Knight Frank notes that planning rules introduced by Westminster City Council in 2021 placed a 200 sq m limit on new homes across the borough, making developments with substantially larger apartments increasingly difficult to deliver.
St John’s Wood Square secured planning consent in 2015, allowing it to include residences averaging around 300 sq m, with some homes exceeding 8,000 sq ft.
Architecture and Residential Design
The development combines nine residential buildings with restored historic elements. The former Riding School will house resident amenities including a 20-metre swimming pool, wellness facilities, private dining areas, screening lounge and concierge services. Landscaping is designed by Andy Sturgeon Design, with gardens forming a central element of the masterplan.
