Palm Beach County recorded 170 residential sales above $10 million through August 2026, exceeding its previous full-year record and reinforcing the area’s role in South Florida’s ultra-prime residential market.
Palm Beach Luxury Real Estate Reaches a New Record
Palm Beach luxury real estate has already passed a milestone that previously required a full year. Palm Beach County recorded 170 residential sales at $10 million or more through August 2026, compared with 169 during the whole of 2025. MIAMI REALTORS® + RWorld projects approximately 255 such transactions for the full year if the current pace continues.
The figure covers Palm Beach County rather than the town of Palm Beach alone. Within the island market, recent transactions illustrate the type of property commanding eight-figure prices: August’s largest county sale was a 9,427-square-foot Palm Beach house at $27.5 million, followed by a waterfront property at $26.5 million.
Why UHNW Buyers Are Choosing Palm Beach
For second-home owners, the appeal is tied to the combination of estate-scale properties, waterfront homes and access to West Palm Beach’s business and cultural infrastructure. The county also has a substantial cash component at the top of the market: MIAMI REALTORS® reported that 87% of Palm Beach County’s $10 million-plus sales were all-cash through February 2026, while 88% of $10 million-plus sales across South Florida were cash through June.
The association also attributes part of the activity to wealth migration into South Florida. That trend places Palm Beach within a broader regional shift rather than treating the town as an isolated second-home market.
Palm Beach and the Wider South Florida Market
Miami-Dade recorded 194 $10 million-plus sales through August, already above its 2025 total of 170. Palm Beach County therefore sits within the same high-value residential corridor, but its market remains more closely associated with private estates, limited island land and a second-home lifestyle than with Miami’s larger urban condominium market.
