One&Only Private Residences Abu Dhabi: Al Maryah Island

One&Only is bringing its residential model to Al Maryah Island, with a new tower developed by Mubadala and TARAF in partnership with Kerzner International and directly connected to The Galleria.
On 1 October, Mubadala Investment Company, TARAF and Kerzner International announced One&Only Private Residences Abu Dhabi, adding a new branded residential project to Al Maryah Island. Mubadala is the master developer and steward of the island, TARAF is the development partner, while Kerzner brings the One&Only residential and hospitality model.
One&Only Private Residences Abu Dhabi: The New Address
The planned tower will rise approximately 230 metres across 44 floors, with its position oriented towards views of the Arabian Gulf, surrounding canals and the Abu Dhabi skyline. The announced architectural palette combines warm terracotta tones, champagne-toned metal and glazing.
The residential collection is planned to include one- to three-bedroom homes, larger duplexes and a penthouse. The project will also have a direct connection to The Galleria, linking residents to the island’s retail and dining facilities without relying on a separate destination.
What the Al Maryah Island Residences Will Include
The development is planned around landscaped gardens, terraces, wellness facilities and social spaces. Rather than a conventional amenity floor, the elevated landscape area is designed as an extension of the residential spaces.
For owners, the more significant distinction is the combination of a private residential setting with One&Only’s hospitality model. The announcement confirms that One&Only’s residential standards will guide spaces for living, entertaining and service, although detailed operating services have not yet been released.
With the project at announcement stage, pricing, residence count and completion timing have not been officially disclosed.
