Talay is the first residential release at Marsa Al Saadiyat on Abu Dhabi’s Saadiyat Island, bringing 351 standalone villas to a new waterfront district connected to the island’s cultural and coastal attractions.

Marsa Al Saadiyat Villas: What Talay Includes

The first Marsa Al Saadiyat villas are now on sale through Aldar Properties, with Talay comprising four-, five- and six-bedroom homes across two gated communities: 167 villas in Talay and 184 in Talay Beach. Villa sizes range from approximately 502 to 634 sq m. Current starting prices are AED 13.5 million for four bedrooms, AED 15.5 million for five bedrooms and AED 17.2 million for six bedrooms.

The first Talay villas are scheduled for handover in the fourth quarter of 2029, while Talay Beach is currently expected in the fourth quarter of 2030.

Inside the Talay Waterfront Setting

The development sits within Marsa Al Saadiyat, a 6.4-million-sq-m waterfront masterplan extending along approximately 8 km of coastline. Plans include 5.6 km of beaches, a one-kilometre promenade, walking and cycling routes, a marina, hospitality, retail and education facilities.

Talay itself is organised around landscaped green corridors and falaj-inspired water channels, with an outdoor majlis pavilion, family spaces and beach access. Emirati artist Abdalla Almulla has contributed artistic elements to the architecture and public realm.

What Buyers Should Know About the Development

For an international buyer, the location combines a private villa format with access to Saadiyat’s cultural infrastructure. Marsa Al Saadiyat is planned with a direct connection to the Saadiyat Cultural District, placing museums, educational institutions and hospitality destinations within the wider residential setting.
