Mandarin Oriental Miami has broken ground on Brickell Key after reported residential sales surpassed $1.7 billion, with domestic US buyers accounting for about 65% of purchasers.

Mandarin Oriental Miami has moved from sales launch to construction on Brickell Key, with residential sales already reported above $1.7 billion before the October 2026 groundbreaking. The figure comes from developer Swire Properties and was reported by Bloomberg; it includes two penthouses placed under contract at approximately $49.9 million each.

Mandarin Oriental Miami Residences: The New Brickell Key Project

Designed by Kohn Pedersen Fox, the development comprises two towers. The 66-storey South Tower contains 228 private residences, while the 33-storey North Tower combines a 121-room Mandarin Oriental hotel with 70 private residences and 28 Hotel Collection residences. The South Tower is reported to be about 80% sold; North Tower residential sales are around 25%. Completion is currently targeted for 2030.

Who Is Buying the Miami Residences?

About 65% of buyers are reported to be US-based, a notable composition for Miami’s upper residential market. Bloomberg reporting also found that around 60% of buyers plan to use their residence as a second home, while about 30% intend to make it their primary residence. These figures describe this project only and should not be read as a proxy for Miami as a whole.

What the Two Towers Will Include

The project combines private ownership with Mandarin Oriental hotel operations, including resident amenities, wellness facilities, pools and dining. The South Tower residences are designed by Tristan Auer, while North Tower residences are designed by Laura Gonzalez.

For international buyers, the proposition is therefore less about a conventional Miami condominium and more about a managed residential address linked directly to a hotel operation.
