Abu Dhabi luxury real estate is becoming more geographically defined, with Saadiyat, Al Maryah and Hudayriyat emerging as distinct residential addresses for international buyers.

The geography of Abu Dhabi luxury real estate is changing. The latest Abu Dhabi Real Estate Centre (ADREC) data recorded AED70.4 billion in residential unit sales in H1 2026, with off-plan transactions accounting for 89% of sales value. Resident expatriates and non-resident foreign buyers represented 70% of residential sales value.

Abu Dhabi Luxury Real Estate: Where Demand Is Concentrating

Three locations stand out for different reasons. Hudayriyat Island recorded AED19 billion in residential sales during H1, followed by Saadiyat Island at AED13.3 billion. Al Reem Island and Al Maryah Island together recorded AED10.5 billion, while Yas Island reached AED7.3 billion.

For an international buyer, however, the figures are only part of the story.

Saadiyat Island: Culture and Waterfront Living

Saadiyat has the most established cultural identity of the three. Its residential landscape sits alongside Louvre Abu Dhabi, the developing Guggenheim Abu Dhabi and other cultural institutions. New projects are extending that proposition: Aldar's Baccarat Residences Saadiyat combines apartments, sky villas and penthouses with views towards the cultural district and Arabian Sea.

Al Maryah Island: Retail, Business and Branded Residences

Al Maryah is more urban and commercially connected. The Galleria provides a major retail and dining anchor, while new Al Maryah Island residences are adding a hospitality component. In October, Mubadala, TARAF and Kerzner announced One&Only Private Residences, directly connected to The Galleria.

Hudayriyat Island: Abu Dhabi's Emerging Waterfront District

Hudayriyat has recorded the largest residential sales value in ADREC's H1 data, while also forming part of the six districts expected to account for 77% of projected additional residential supply through 2030.

The result is a more differentiated Abu Dhabi property market 2026: Saadiyat is culture-led, Al Maryah is closely tied to business and retail, while Hudayriyat represents a major new waterfront residential expansion.
